Issue/Request:

The applicant requests a fourth wall sign for Price Chopper.  The existing three (3) wall signs are located on the front (north) building elevation.  The requested fourth wall sign will also be located on the front (north) elevation.  The purpose of the additional sign is to provide a means of identification for the Starbucks kiosk located inside the grocery store.  The requested sign consists of a circular Starbucks logo that is 4’ in diameter.

The sign ordinance in effect at the time the existing wall signs were approved in 2003 allowed three (3) wall signs by right.  The Unified Development Ordinance (UDO) currently allows two (2) wall signs by right for each tenant of a multi-tenant building.  However, the UDO grants the Planning Commission the authority to consider applications for signs that exceed the number of allowed signs. Staff supports the requested additional sign.

Recommendation: Staff recommends APPROVAL of the sign application to allow four (4) attached signs.
