Issue/Request:
The applicant proposes to replace the existing uncovered deck with a partially covered deck of similar dimensions. The covered portion of the deck will be set back 25’ from the rear property line; the uncovered portion of the deck will be set back 23’ from the rear property line. The applicant requests a variance to the minimum 25’ setback for the uncovered portion of the deck and a variance to the minimum 30’ setback for the covered portion of the deck.

Recommendation:
The Development Services Department recommends APPROVAL of a 2’ variance to the minimum 25’ rear setback requirement for an uncovered deck in the R-1 zoning district, to allow for a replacement deck to maintain an 23’ setback from the rear property line.
The Development Services Department recommends APPROVAL of a 5’ variance to the minimum 30’ rear setback requirement for a covered deck in the R-1 zoning district, to allow for a replacement deck to maintain a 25’ setback from the rear property line.
