Public Hearing: Application #PL2024-151 - Rezoning from AG to RDR - 3.2 acres along the west side of NW Pryor Road located approximately 1/3 mile south of E. Bannister Road, 1450 and 1460 NW Pryor Road; WI Pryor Crossing, LLC, applicant.

Issue/Request:

The purpose for the applicant’s request to rezone the property from AG to RDR is to be able to replat the property and reduce the original lot size from 5.54 to 3.0 acres. The minimum lot size for AG zoning is 10 acres, therefore, the applicant is requesting RDR which has a minimum lot size of only 1 acre.

 

The proposed replat of the subject property and two adjacent properties would create one new buildable lot that was previously land locked. The two adjacent properties do not need to be rezoned as they meet all development standards of the AG zoning district, including minimum lot size.

 

No changes to the existing building or exterior site alterations are proposed at this time.

I move for a second reading of Appl. #PL2024-151 - REZONING from AG to RDR - 3.2 acres along the west side of NW Pryor Rd located approximately 1/3 mile south of E. Bannister Rd, 1450 and 1460 NW Pryor Rd; WI Pryor Crossing, LLC, applicant

Recommendation

Recommendation: Staff has completed the zoning analysis and with the condition of approval below, the application meets the requirements of the UDO and DCM (Design and Construction Manual).

 

1. A minor plat for the creation of the 3 acre tract shall be approved by the City of Lee’s Summit and recorded with Jackson County Recorder of Deeds.

Committee Recommendation: A motion was made by Board Member Frazier, seconded by Board Member Benbrook, that this application be recommended for approval to the City Council - Regular Session, due back on 9/24/2024. The motion carried unanimously.
