Body

Issue/Request:

The applicant proposes to develop the subject 1.72-acre site with an 8,785 sq. ft. single-story office building. The proposed development would be for the northern 1.72-acre portion of the site, which would be split from the remaining 4.05 acres via a minor plat. The applicant is also presenting a conceptual plan for future site development, including one additional office building, two new buildings, and the construction of parking lots, drive aisles, and sidewalks. Any future development shall require preliminary development plan approval through a separate application.

I move to approve Appl. #2026-207 - Preliminary Development Plan - DG Plaza, 1501 NW Blue Parkway; Kevin Sterrett, DG Legal; applicant.

Recommendation

Based on staff’s review and finding that the application meets the applicable requirements of the UDO and the Design & Construction Manual, staff supports the proposed application, subject to the conditions of approval outlined below.

 

1. Development shall be in accordance with the preliminary development plan dated September 4, 2026, and building elevations dated September 8, 2026.

2. Any division of land or unplatted piece of property requires plating prior to the issuance of building permits.
