Issue/Request:
The applicant seeks to remove the existing stable/barn and construct a replacement 2-story stable/barn with a 2,978 sq. ft. building footprint and 4,726 sq. ft. of gross floor area. The proposed stable/barn will be in the same location as the existing building, but the larger building size will yield a 30’ setback from the north property line. The existing building has a 50’ setback from the north property line. The minimum required side yard setback is 30’, so the replacement structure will comply with all setback requirements.
The applicant requests two variances: 1) a variance to the maximum allowable stable/barn size of 1,000 sq. ft., to allow a stable/barn with a gross floor area of 4,726 sq. ft.; and 2) a variance to the maximum allowable stable/barn height of 1 story, to allow a height of 2 stories (28’-4”).
Proposed BZA Motion:
I move to APPROVE a variance to the maximum allowable size of 1,000 sq. ft. for a stable in the R-1 zoning district, to allow a 2-story stable with a building footprint of approximately 2,978 sq. ft. and approximately 4,726 sq. ft. of gross floor area as requested.
I move to APPROVE a variance to the maximum allowable height of 1 story for a stable in the R-1 zoning district, to allow a 2-story (28’-4”) stable as requested.
